Tata Power Trading Company Ltd, a subsidiary of Tata Power, has entered into a strategic partnership with Keppel Limited and Tata Realty and Infrastructure Limited to implement a large-scale cooling-as-a-service (CaaS) solution at Intellion Park, located in Chennai's Taramani IT corridor. This initiative, as detailed in a recent exchange statement, aims to enhance energy efficiency within commercial infrastructure, supporting the growing demand for sustainable solutions in the sector. The project, which spans over 25 acres, is set to feature an impressive installed cooling capacity of 12,100 tonnes of refrigeration (TR) and is scheduled to commence operations by October 2026 under a 15-year contractual agreement.
The deployment of this advanced cooling solution is projected to achieve a reduction in overall energy consumption by over 20%. This reduction will be facilitated by the integration of high-efficiency systems along with optimised lifecycle operations. A significant component of the CaaS solution is the AI- and ML-driven Operations Nerve Centre, developed by Keppel, which will enable real-time monitoring, predictive analytics, and dynamic performance optimisation across the facility. The project is expected to enhance efficiency, reliability, and sustainability, particularly as the campus already utilises green power sourced from Tata Power.
The collaboration leverages Tata Power's expertise in energy management, Keppel's international capabilities, and Tata Realty's strong asset management experience. This partnership not only positions cooling-as-a-service as a scalable model for large commercial and industrial developments but also opens the door for future expansions to encompass broader heating, ventilation, and air conditioning (HVAC) systems. Leaders from both companies have expressed optimism about the initiative, highlighting its potential to meet the rising cooling demands in Indiaβs commercial real estate sector while facilitating decarbonisation efforts.
