Mumbai, one of India's most vibrant cities, has witnessed a significant surge in luxury home prices, with estimates indicating a 40% increase in the average price for residences priced above Rs 1.5 crore. This jump has escalated prices from Rs 14,530 per sq. ft. in 2022 to Rs 20,300 per sq. ft. by 2025, as highlighted in a recent report by ANAROCK, a leading real estate services firm. The appetite for luxury housing continues to dominate the residential market, significantly surpassing other segments in both new supply and price appreciation.
The Delhi-NCR region has emerged as a frontrunner in the luxury housing sector, showcasing an impressive 72% increase in prices, now averaging Rs 23,100 per sq. ft. Meanwhile, the Mumbai Metropolitan Region (MMR) and Bengaluru have also recorded substantial gains of 43% and 42%, respectively. Such remarkable growth underscores the robust demand for upscale properties in prime locations, primarily driven by branded developers who are responding to the evolving preferences of homebuyers.
In contrast, the affordable housing segment, defined as properties priced below Rs 40 lakh, has experienced a 26% average price rise. The NCR region leads this segment with a 48% increase, indicating that even the lower-budget market is not immune to rising prices. For mid- and premium homes, which fall between Rs 40 lakh and Rs 1.5 crore, there has been a 39% appreciation, with Bengaluru reporting an impressive 62% increase.
According to Anuj Puri, Chairman of ANAROCK Group, the demand for luxury homes remains strong due to the growing preference for larger residences in prestigious areas. He noted that of the approximately 2.87 lakh units sold in these cities from January to September, nearly 30% were luxury properties. This trend is noteworthy, particularly as home prices across the country have surged due to rising input costs and heightened demand.
City-specific trends further reveal that the MMR boasts the highest average prices across all segments, with luxury homes reaching Rs 40,200 per sq. ft. and affordable options at Rs 6,450 per sq. ft. The real estate landscape in India is evolving, and the luxury segment continues to assert its dominance in a competitive market, setting the tone for future developments and investments in the sector.
