Raymond Realty, the real estate division of the Raymond Group, has announced a remarkable 98% year-on-year increase in pre-sales for the second quarter of the fiscal year 2026-2027 (Q2FY27), achieving a total of ₹902 crore. This significant growth has been attributed entirely to sustenance sales, as the company did not introduce any new projects during this period. The rise in pre-sales is complemented by a 67% increase in collections, which reached ₹682 crore. This performance indicates strong demand for Raymond Realty's existing premium residential offerings, particularly the Address by GS project, and reflects a growing confidence among homebuyers in the company's portfolio.

The company's previous fiscal year recorded pre-sales of ₹3,023 crore, with Q1FY27 contributing ₹700 crore to this total. Managing Director and CEO Harmohan Sahni emphasized that the focus on cash-flow efficiency, robust customer interest, and effective project execution were key factors driving this growth. He expressed optimism about the company's future, highlighting plans to launch two major projects in Mahim, Mumbai, with a total gross development value (GDV) exceeding ₹4,100 crore over the next two quarters. These initiatives are aimed at reinforcing Raymond Realty's market position and supporting its goal of achieving the pre-sales target for FY27.

In financial terms, Raymond Realty's gross borrowings increased by ₹125 crore, bringing the total to ₹1,220 crore as of September 30, 2026. These funds were primarily allocated for construction activities of projects initiated in FY26. The company's net debt stood at ₹914 crore, with a net debt-to-equity ratio maintained below the self-imposed board limit of 1.0 times, supported by liquidity of ₹306 crore. The company stated, "This capital deployment is fully aligned with a robust collection pipeline and is strategically positioned to unlock key revenue milestones over the next 12 to 18 months."

Looking ahead, Raymond Realty has set ambitious targets, forecasting a 20% year-on-year growth in pre-sales, a 20% return on capital employed, an EBITDA margin between 17-19%, and a profit after tax margin of 9-10%. These projections reflect the company's commitment to disciplined growth, maintaining leverage within safe limits, and enhancing shareholder returns.
