A Multi-Biometric Security Initiative

A noteworthy move in the right direction, which marks another milestone in making administration more efficient, has been taken by the registration department of Maharashtra state as a new user-friendly update has been introduced for property transactions. Starting from October 1, 2026, Aadhaar-based identification would be made mandatory for 63 categories of documents, including sale deed, purchase deed, mortgage deed, and partition deed. As reported in the first technical session held by ET Realty, this move is intended to safeguard the interests of property owners, prevent any identity theft and eliminate the necessity of the presence of witnesses.

Simplifying Tech Barriers for All Citizens

Steps have been taken by the department proactively to help solve this problem which some people face during the process of registration, particularly senior citizens and those working in manual labor whose fingerprint fades out. To solve this issue, seamless backup systems have been provided. Thus, the process of property buying and selling will not be delayed in case the fingerprint is not read by the biometric scanner.

Based on the latest information published by field offices on a well-known online news website, iris scanners and a mobile facial recognition system are being installed in sub-registrar office. This helps in verifying the identity of genuine citizens using other ways. This makes it easier and convenient for citizens to register their properties without any hassle. This has been one great step forward towards matching the Aadhar authentication system with user-friendly system.

Summary

The state of Maharashtra has made it mandatory to get Aadhaar verified for all real estate dealings, and it is providing iris scan and facial recognition apps as instant biometric options.
