Mumbai, a city known for its vibrant culture and bustling economy, is witnessing a significant transformation in its luxury housing landscape. The emergence of branded residences—luxury homes developed in collaboration with renowned global brands—marks a new era for affluent homebuyers. These residences are not just about opulence; they represent a lifestyle that blends luxury, comfort, and exclusivity with the prestige of globally recognized names.

The trend is gaining traction across major urban centers in India, with luxury labels from hospitality giants like Marriott, Leela, and Taj to fashion houses such as Jacob & Co entering the market. According to a report by Savills, India has now positioned itself among the top 10 countries globally in terms of branded residence supply, with prominent hubs in Mumbai, Delhi-NCR, Bengaluru, and Pune. This growth is indicative of a burgeoning demand among the country's ultra-wealthy homebuyers who seek not just a home, but a branded lifestyle experience.

Shveta Jain, MD and Head of Residential Services at Savills India, emphasizes that the Asia-Pacific region is on the verge of a significant boom in branded residences, forecasting nearly 180 percent growth by 2031. India is at the forefront of this expansion, alongside other Southeast Asian nations, showcasing its potential to emerge as a global leader in the luxury real estate sector. With robust pipelines of upscale developments, the landscape of branded residences is evolving rapidly, reflecting the changing preferences of high-net-worth individuals.

Research from NOESIS Capital Advisors reveals that Delhi NCR currently leads the charge with approximately 2,117 branded residence units in the pipeline, followed closely by Mumbai with 715 units. Other cities, including Pune, Odisha, and Chennai, are also seeing a rise in such projects, indicating a shift in the luxury housing market's dynamics. The anticipated growth of nearly 60 percent in the number of branded residence projects over the next two years further underscores the increasing traction of this segment.

Emerging cities like Chennai, Kolkata, Goa, and Ahmedabad are also becoming favored locales for branded residences, driven by the unprecedented demand from affluent buyers. Nandivardhan Jain, Founder & CEO of NOESIS Capital Advisors, notes that the surge in branded residences is not just a trend but a long-term shift towards a more luxurious and branded way of living, appealing to a clientele that values quality, prestige, and lifestyle choices. As the landscape of luxury housing continues to evolve, branded residences will undoubtedly play a pivotal role in shaping the future of real estate in India.
