Kollur's transformation from Hyderabad's quieter outskirts into a serious residential destination is gathering pace. Adding fresh momentum to this growth story, Zuari Infraworld India and Gangothri Infraedge have come together to launch Tribhuja, a large premium residential development with an estimated sales potential of around ₹3,000 crore.

Spread across approximately 9.16 acres, Tribhuja will bring 1,730 homes across nine high-rise towers, with the buildings rising up to 37 floors. The project will primarily offer spacious 3 and 4 BHK apartments, aimed at families looking for larger homes without moving too far away from Hyderabad's major employment centres.

But Tribhuja isn't simply about adding more towers to Kollur's skyline. Its design places considerable emphasis on everyday living — sunlight entering the home, better ventilation, privacy between apartments and generous open spaces. Around 72% of the site is planned as open space, giving the development a more relaxed feel despite its high-rise character.

A large clubhouse of nearly one lakh sq. ft., along with more than 50 lifestyle and recreational amenities, is also planned for residents.

Location is another reason this project deserves attention. Kollur's proximity to the Outer Ring Road gives residents relatively convenient access to the Financial District, Gachibowli, HITEC City and other parts of Hyderabad's western business corridor.

Over the past few years, this connectivity has steadily changed Kollur's identity. What was once considered a distant residential option is increasingly becoming part of Hyderabad's next ring of premium housing development.

For Zuari, Tribhuja also marks an important entry into Hyderabad's premium residential market, while Gangothri brings years of local development experience to the partnership.

With more homebuyers looking beyond established neighbourhoods for larger homes, better surroundings and improved connectivity, Tribhuja arrives at an interesting moment for Kollur.

It is another sign that Hyderabad's residential map is expanding — and Kollur is quickly finding its place on it.
