The developer intends to launch a premium residential project on this site, projected to generate revenues of approximately ₹1,100 crore. This acquisition underscores Godrej Properties’ strong confidence in the Sarjapur corridor, a rapidly growing residential hotspot in Bengaluru. Sarjapur Road's excellent connectivity to major employment centers such as Whitefield, Outer Ring Road, and Electronic City, combined with access to top-tier schools, hospitals, retail outlets, and recreational facilities, continues to attract discerning homebuyers. The Sarjapur corridor boasts robust market fundamentals and sustained absorption rates, reflecting its enduring appeal and significant growth potential within Bengaluru's dynamic real estate landscape. Godrej Properties has a proven track record in South Bengaluru with successful projects like Godrej Park Retreat and Godrej Lakeside Orchards, both recording strong sales and high customer demand. This site, with a development potential of approximately 1.1 million sq. ft., is earmarked for plotted residential development, aligning with Godrej’s strategy of developing integrated housing communities in high-growth corridors. Over the past two years, GPL has aggressively grown its presence in Bengaluru, including a 62-acre township project in Bannerghatta and significant land acquisitions in Whitefield and Sarjapur Road. These strategic investments have positioned the company across Bengaluru’s key northern, southern, and eastern corridors. On the sales front, Godrej Properties reported strong demand in Hyderabad, selling 683 housing units worth over ₹1,000 crore in its Rajendra Nagar project, Godrej Regal Pavilion, launched in August 2025. This marks the company’s second major launch in Hyderabad this year, with both projects surpassing ₹1,000 crore in sales. Godrej Regal Pavilion spans a developable area of approximately 4.14 million sq. ft., with an estimated revenue potential of ₹3,600 crore, significantly bolstering GPL’s presence in southern Hyderabad.
