The Delhi-National Capital Region (NCR) is experiencing a significant transformation in its residential real estate landscape, as national developers increase their market presence. This shift is driven by a combination of rising demand for branded housing, premium projects, and substantial infrastructure development. Recent data from property consultant ANAROCK reveals that the share of new housing supply from national developers in the NCR has surged from a mere 3% in 2022 to over 13% projected by the end of 2025, indicating a clear trend towards homebuyer preference for well-established brands known for their reliability and timely project delivery.

The expansion of national developers, including renowned names such as Godrej Properties, Prestige Estates Projects, and Tata Housing, marks a strategic shift in a market that has long been dominated by regional players. In 2022, national developers contributed fewer than 700 units to the approximately 25,355 residential units launched in the NCR. By 2025, this contribution is expected to increase to nearly 8,100 units out of an estimated 61,775 total launches across the region. Over the period from 2022 to the first quarter of 2026, these developers are projected to introduce over 15,130 residential units across 30 projects in Delhi-NCR.

Among the national players, Godrej Properties stands out as the largest contributor, responsible for 47% of the total units launched by national developers. The firm has strategically focused on premium and upper-mid-range projects in key markets such as Gurugram, Noida, and Greater Noida. Following closely, Prestige Estates has accounted for 27% of the new supply, primarily through its developments in Ghaziabad, while Sobha has contributed 10%, with projects spread across Gurugram and Greater Noida. Gurugram, in particular, has emerged as the favored location for these developers, capturing 47% of the new supply in the NCR, bolstered by strong corporate demand, job creation, and enhanced infrastructure.

The increasing attractiveness of NCR as a residential destination is further enhanced by major infrastructure initiatives, including the Dwarka Expressway and the upcoming Noida International Airport. These projects are complemented by the Delhi-Mumbai Expressway and expansions to the metro network, which promise to improve connectivity across the region. The majority of new projects by national developers are targeted at the premium segment, with a focus on luxury and ultra-luxury offerings. Typical configurations include spacious 3BHK, 4BHK, and 5BHK units, appealing to affluent buyers and investors. The average size of a 3BHK unit in these developments is approximately 1,830 sq ft, while 4BHK and 5BHK homes average 2,600 sq ft and 4,465 sq ft, respectively. This emphasis on quality and size reflects a growing market trend favoring premium living spaces in the NCR.
