In a significant move to bolster affordable housing in Delhi, the central government has introduced an updated Transit-Oriented Development (TOD) policy. This policy aims to facilitate organized urban growth while enhancing the availability of affordable housing options. Under the new guidelines, developers can now take advantage of a higher floor area ratio (FAR) within a 500-metre radius of critical transit corridors, including the Delhi Metro, the Regional Rapid Transit System (RRTS), and the Indian Railways.

The revised policy permits a maximum FAR of 500 for plots measuring 2,000 square meters or more along roads with a minimum width of 18 meters. Previously, the baseline FAR for such developments was set at 400. A notable aspect of this policy is the mandatory allocation of 65 percent of the total FAR specifically for residential purposes, aimed at constructing affordable housing units with a maximum built-up area of 100 square meters. This strategic allocation is designed to ensure that a significant portion of new developments addresses the pressing need for affordable living spaces in the capital.

In addition to the residential allocation, the policy allows for a diversified approach regarding the remaining 35 percent of the FAR. Of this portion, 10 percent is designated for commercial activities and essential amenities that support the housing community. The remaining 25 percent provides flexibility for developers, allowing them to utilize this space for larger housing units, offices, guest houses, or studio apartments. This multifaceted approach not only promotes residential development but also encourages the integration of commercial and mixed-use spaces, fostering vibrant communities.

The Floor Area Ratio (FAR) serves as a crucial metric in urban planning, calculating a structure's total floor area in relation to the plot size.
