As Bengaluru's rental market continues to evolve, finding a 1BHK apartment for under ₹20,000 per month has become increasingly challenging. This trend is largely attributed to rising rents in major tech corridors like Koramangala, HSR Layout, and Bellandur, which have seen significant price hikes over the past two years. Consequently, many young professionals and students are being compelled to seek housing in peripheral areas or opt for smaller living spaces. Local real estate brokers report that tenants are often making compromises on apartment size, amenities, and commuting distances in order to stay within their budget in one of India's most competitive rental environments.

Real estate experts indicate that individuals with budgets below ₹20,000 are gravitating towards neighborhoods such as Electronic City, Kengeri, BTM Layout, Hennur, and sections of Marathahalli. These areas still offer compact 1BHK and studio apartments within the ₹15,000 to ₹20,000 range, providing a degree of affordability for those navigating the city's rising costs. Sunil Singh from Realty Corp noted that localities connected to the expanding Namma Metro network are seeing increased demand, as tenants seek to balance affordability with convenient commute options. This trend underscores the importance of accessibility in the decision-making process for many renters.

Despite the limited availability of affordable units, areas like AECS Layout, CV Raman Nagar, and parts of Nagavara continue to present options for smaller apartments within this budget. However, as demand escalates, the pool of available rentals is shrinking. Kiran Kumar, vice president of Hanu Reddy Realty, emphasizes that many tenants are now compromising on factors such as apartment size and distance from workplaces to remain within their financial constraints. Particularly in neighborhoods like Hennur, there is a strong demand for 1BHK units from students and professionals working in northern Bengaluru, though these locations are less favorable for those commuting to central areas due to potential travel delays.

In premium neighborhoods such as Indiranagar and Koramangala, the rental price for compact 1BHK apartments measuring 400-450 sq ft typically ranges from ₹20,000 to ₹25,000, while fully furnished options can reach up to ₹30,000. Additionally, Bengaluru's rental market is witnessing an increase in the availability of studio apartments and one-room kitchen units, often located in standalone buildings or on terraces close to central business districts. These units generally rent for between ₹15,000 and ₹20,000 per month and are frequently fully furnished, making them appealing to single professionals. Areas like HSR Layout, Koramangala, and Indiranagar remain in high demand for such living spaces, especially those that offer desirable amenities.
