How Is Accenture Growing Its Airoli Office Presence?
Accenture, the multinational technology and consulting firm, has leased or renewed more than 5.84 lakh sq. ft. of office space in the business parks of Mindspace Business Parks REIT in the Airoli node of Navi Mumbai. The deals include three long-term, ten-year lease agreements. Announced on 20 October 2026, the agreements include 2.76 lakh sq. ft. of renovated office space and nearly 3.08 lakh sq. ft. of new leasing and expansion. The move reinforces Accenture's presence in the Navi Mumbai region and supports Airoli's position as a commercial real estate hub.
The new leasing and expansion cover approximately 1.60 lakh sq. ft. at Mindspace Airoli West and 1.48 lakh sq. ft. at Mindspace Airoli East. Accenture will have access to an additional eight floors at Airoli West and seven floors at Airoli East. Following these deals, Accenture's total office space with Mindspace REIT in Navi Mumbai is expected to increase to nearly one million sq. ft.
Estimated Worth of Office Lease Contracts
The lease terms are reported as ten years, a monthly rental rate of ₹70 per sq. ft. and an annual rental escalation of 4.5%. Based on the reported area and rental assumptions, the value of rentals over the lease duration, including annual escalations, is approximately ₹605 crore. This estimate excludes common-area maintenance charges, fit-out costs and other expenses. The agreements give Accenture room to expand and consolidate its office activities across the business parks, while providing Mindspace REIT with long-term tenancy visibility.
How Could This Update Benefit the Commercial Real Estate Market?
The planned development and new leasing are expected to accommodate approximately 10,000 employees in back-office, operations, technology and Global Capability Centre (GCC) roles. Airoli's talent availability, proximity to residential areas and comparatively lower occupancy costs are attracting multinational companies. Connectivity is also expected to benefit from regional infrastructure upgrades such as Atal Setu and Navi Mumbai International Airport.
The deals highlight the role of established business parks in supporting corporate expansion and continued demand for large office spaces in India's commercial property market.
Summary
Accenture's reported leasing and renewal of 5.84 lakh sq. ft. at Mindspace REIT's Airoli parks strengthens its Navi Mumbai presence and reflects continued demand for large commercial office spaces.
